For example, SRJ saw opportunity in the great recession of 2008 at the same time many development companies were having difficulties. It created a distressed asset program – partnering with a hedge fund during a period when no traditional development financing was available – and purchased over 3,000 bank- foreclosed lots ranging from paper lots to completed homesites in 28 subdivisions at a fraction of replacement cost. Upon completing remaining site development in each community, a lot bank was established for the homesites, which were then sold to national and regional builders at a price determined by a percentage of the final home sale price. Both SRJ and the fund shared in the tremendous financial success of the development program which provided 38% unlevered returns.

• In Royal Oak, MI, an obsolete school was demolished to create a 186-townhome neighborhood adjacent to a community dog park. The residences included full basements, a highly successful feature not available in any competing rental development.
• In Troy, MI, SRJ purchased an obsolete FedEx distribution center and redeveloped the site into 383 luxury garden apartments, successfully remediating environmental issues with funding from tax increment financing under a brownfield plan. The community was named the Best New Development of the Year by the Detroit Metropolitan Apartment Association.
• In Brighton, MI, the company purchased a former elementary school, repurposing the site into a community of 107 townhomes just a few blocks from the charming downtown area. A brownfield plan was designed and established to solve environmental concerns at the property, the school was demolished and the site prepped for a townhome development.
• In Orland Park, IL. SRJ designed and developed a master planned community with 294 apartment townhomes that include innovative apartment ranch villas with attached 2-car garages, overlooking the Orland Grassland Nature Preserve.
• In West Dundee, IL., an environmentally sensitive townhome community was created on a spectacular 75-acre parcel around streams, woodlands, ridges, wetlands and a 180-year old stone cottage.
